Wild Blue at Waterside is a luxury residential community developed by Stock Development within the Waterside district of Lakewood Ranch in Sarasota County.
The community is planned for approximately 505 residences across roughly 550 acres.
Housing ranges from luxury single-family homes to larger custom estates. Many homesites are positioned around lakes, water views, preserves and open spaces.
Wild Blue is also one of the newer luxury communities in Lakewood Ranch, so buyers currently have access to new-construction, semi-custom and custom-home opportunities rather than relying primarily on resale inventory.

Wild Blue is located within Waterside, the Sarasota County portion of Lakewood Ranch.
The community's sales center is located at 8396 Sea Glass Court, Lakewood Ranch, FL 34240.
Its location gives residents relatively convenient access to University Parkway, Lorraine Road, Interstate 75, the UTC area and Waterside Place.

Drive times vary with traffic, season and the exact location of the home, but Wild Blue is generally positioned within a short drive of:

Wild Blue is part of the Waterside district, but it does not have the same immediate town-center relationship that some homes in communities closer to Waterside Place may offer.
For most Wild Blue residents, Waterside Place should be viewed as a short-drive destination.
There you will find restaurants, coffee, shops, a lakefront promenade, community programming, live music and the weekly Farmers' Market at Waterside Place.

Features such as pools, impact-resistant windows, outdoor kitchens, smart-home systems, premium appliances and upgraded finishes are not guaranteed in every Wild Blue home. Buyers should verify the exact builder specifications, allowance schedule and construction contract for the property they are considering.
Is Wild Blue a Waterfront Community?
Wild Blue was designed around lakes, water, preserves and open spaces.
Many homes offer water, lake or preserve views.
That does not mean every home is waterfront.
It is also important to distinguish a Lakewood Ranch lake home from Gulf-access property.
Wild Blue is an inland Lakewood Ranch community. Its lakes should not be interpreted as navigable boating access to Sarasota Bay or the Gulf of Mexico.
Kayaking and community water recreation are different from owning Gulf-access waterfront real estate.
What Amenities Does Wild Blue Offer?
Wild Blue's amenity program has two major components:

Earlier community information sometimes referenced a smaller clubhouse. Current Wild Blue and Stock Development information identifies the project as approximately 30,000 square feet.
As of August 2026, the clubhouse is under construction and scheduled to open in Fall 2026.
Buyers should therefore distinguish between amenities they can use now and amenities expected to become available later.

Midway Sports Park is an approximately 13-acre recreation complex shared by Wild Blue and neighboring Shellstone at Waterside.
Unlike the main Wild Blue clubhouse, Midway is already available.

What Does "Maintenance Included" Mean in Wild Blue?
Lakewood Ranch currently classifies Wild Blue as a maintenance-included community.
That does not necessarily mean every exterior cost associated with your home is paid by the HOA.

For that reason, I do not recommend using one community-wide Wild Blue CDD number.
