They share some important similarities. Both are newer Waterside communities. Both offer resident amenities and outdoor recreation. Residents of both communities also have access to the Midway Sports Complex.

But there are meaningful differences in home sizes, builders, starting price points, HOA fees, and private community amenities.

For buyers relocating to Lakewood Ranch or moving into their next home locally, those differences can have a big impact on which community makes more sense.

What Is Wild Blue at Waterside?

Wild Blue at Waterside is one of the newer residential communities within Waterside at Lakewood Ranch.

Lakewood Ranch currently lists approximately 505 total homes for the community.

Wild Blue at Waterside places a strong emphasis on larger single-family, custom, and estate residences. Lakewood Ranch currently summarizes home sizes at approximately 2,400 to 4,575 square feet.

Wild Blue’s builder information also describes single-family homes beginning above 2,300 square feet and estate homes beginning above 4,500 square feet on one-acre homesites.

Because individual builder plans and available homes can fall outside general community marketing ranges, it is best to compare current inventory rather than treating those numbers as absolute minimums and maximums.

Wild Blue currently features homes from several builders, including:

What Is Shellstone at Waterside?

Shellstone is another newer residential community within Waterside, but its housing choices cover a broader range of sizes and starting price points.

Lakewood Ranch currently lists approximately 682 homes for Shellstone, with published home sizes ranging from approximately 1,692 to 3,733 square feet.

One of the biggest differences from Wild Blue is housing type.

Shellstone offers attached villas as well as single-family homes.

Homes by Towne is a major builder within Shellstone, and Lee Wetherington Homes also offers residences in the community.

For buyers who want to live within Waterside but do not necessarily need a larger custom or estate home, Shellstone gives you additional options to consider.

Wild Blue vs. Shellstone Home Prices

Price is one of the clearest differences between the two communities.

Current Lakewood Ranch information advertises Wild Blue single-family homes from approximately $1.7M into the $4 million-plus range.

Shellstone covers a wider range of starting price points.

Attached villas are advertised from the $500s, while single-family homes begin in the high $600s and extend into substantially higher price ranges, including larger residences priced above $3 million.

That does not mean every Wild Blue home will cost more than every Shellstone home. There is overlap at certain price levels.

The bigger difference is the range of housing available.

If you want a larger custom or estate-style residence, Wild Blue offers more choices in that category.

If you want Waterside living with a smaller home, attached villa, or lower starting purchase price, Shellstone provides options that generally are not available in Wild Blue.

Current inventory can change quickly, so I recommend comparing actual homes for sale rather than relying only on advertised starting prices.

How Do the Amenities Compare?

Both communities have substantial amenity programs, but they are not identical.

Wild Blue has an approximately 30,000-square-foot social clubhouse.

As of September 2026, the clubhouse is under construction with an announced Fall 2026 opening.

Plans include:

• Indoor and outdoor dining
• Resort-style pool
• Lap pool
• Fitness studio
• Workout classrooms
• Private theater
• Indoor golf simulator
• Yoga lawn
• Putting green
• Social and gathering spaces

Wild Blue also includes trails, lakes, outdoor recreation, and resident gathering areas.

Shellstone has its own resident amenity center, The Summit at Shellstone.

Amenities at The Summit include:

• Social hall
• Fitness center
• Resort-style pool
• Spa
• Poolside cabanas
• Fire pit
• Poolside grill
• Fitness lawn

Both communities give residents places to exercise, relax, and spend time close to home.

The better fit depends on which amenities you expect to use regularly.

Wild Blue and Shellstone Share the Midway Sports Complex

One of the most important things to understand when comparing these communities is that residents of both Wild Blue and Shellstone have access to the 13-acre Midway Sports Complex.

Current community information lists amenities that include:

• 8 pickleball courts
• 6 tennis courts
• Basketball
• Outdoor fitness
• Kayak launch
• Dog parks
• Special-events lawn
• Pro shop
• Gathering and recreation areas

This shared access matters.

If tennis or pickleball is one of the main reasons you're considering Wild Blue, for example, you should know that Shellstone residents also have access to the Midway Sports Complex.

That allows you to focus more closely on the differences in homes, private amenities, fees, and overall community setting.

Which Community Has Larger Homes?

Wild Blue generally places more emphasis on larger homes.

Lakewood Ranch currently summarizes Wild Blue homes at approximately 2,400 to 4,575 square feet, while the community’s builder information describes additional single-family and estate-home offerings.

Shellstone’s published range is approximately 1,692 to 3,733 square feet.

Shellstone also offers attached villas, giving buyers smaller housing choices that generally are not part of the Wild Blue offering.

For a move-up buyer who wants more indoor space, substantial outdoor living areas, or a custom-home opportunity, Wild Blue may deserve more attention.

If you would rather have a smaller residence while remaining within Waterside, Shellstone may provide more choices.

Which Community Has More Builder Choices?

Wild Blue currently has the broader builder selection.

Its current lineup includes multiple builders offering single-family, custom, and estate residences.

Shellstone has a smaller builder lineup, with Homes by Towne and Lee Wetherington Homes represented.

More builders can give buyers additional choices in floor plans, architecture, homesites, and customization.

But more choices do not automatically make one community better.

Some buyers want the ability to compare several builders. Others prefer narrowing their home search to a smaller group of floor plans and options.

How Do Wild Blue and Shellstone HOA Fees Compare?

Current Lakewood Ranch information lists Wild Blue HOA fees at approximately $800 to $900 per month.

Shellstone is currently listed at approximately $396 to $475 per month.

Those numbers are useful, but they should not be the only figures you compare.

The communities have different housing choices, private amenities, services, and ownership structures.

For any home you're seriously considering, review:

• Current HOA fees
• Applicable district assessments
• Property taxes
• Homeowners insurance
• Flood insurance, if applicable
• Property maintenance obligations
• Other property-specific costs

Fees can change, and the expenses associated with one home may differ from another.

The better question is not simply, “Which HOA is cheaper?”

It is, “What will it cost me to own the specific home I want, and what am I receiving for those costs?”

Is Wild Blue or Shellstone Better for Golfers?

Neither Wild Blue nor Shellstone has a full-length golf course within the community.

Wild Blue does offer an indoor golf simulator and putting green as part of its resident amenity program.

If you enjoy golf but do not need to live within a golf-course community, either Waterside option may still work well.

You can choose your home based on the Waterside location and amenities, then consider golf separately.

If living within a community containing a full-length golf course is one of your main priorities, I would also compare these communities with Country Club East and The Country Club at Lakewood Ranch.

Private golf memberships, availability, dues, initiation costs, and privileges should always be verified separately.

What Is It Like Living Near Waterside Place?

Both communities benefit from being part of the Waterside area of Lakewood Ranch.

Waterside Place is Lakewood Ranch's lakefront town center, with restaurants, shops, community events, entertainment, and the Sunday Farmers' Market.

For relocation buyers, this is worth thinking about beyond a map.

Picture what you want an ordinary week in Lakewood Ranch to look like.

Would you use the pickleball or tennis courts several mornings a week?

Would you spend time kayaking or around the pool?

Do you picture meeting friends for dinner around Waterside Place?

Would you use a large resident clubhouse regularly?

Or would you prefer a smaller home while still having access to Waterside recreation and nearby destinations?

Your answers can make the Wild Blue versus Shellstone decision much easier.

Wild Blue May Make More Sense If...

Wild Blue may deserve more attention if you want:

• Larger single-family homes
• Custom and estate-home opportunities
• Multiple active builders
• Extensive private resident amenities
• Larger indoor and outdoor living areas
• Lake or preserve-oriented homesites, depending on availability
• An indoor golf simulator and putting green

Shellstone May Make More Sense If...

Shellstone may deserve more attention if you want:

• Attached villa options
• A wider range of home sizes

• A Waterside location

Wild Blue or Shellstone: Which Fits You?

There isn't one answer that works for every buyer.

Wild Blue may be the stronger starting point if you want a larger home, multiple builder choices, custom or estate-home opportunities, and an extensive private amenity program.

Shellstone may deserve more attention if you want a broader range of home sizes, attached villa choices, lower starting price points, and lower currently published HOA fees.

Both communities give you access to the Midway Sports Complex and put you within Waterside at Lakewood Ranch.

For many buyers, the decision becomes much clearer after seeing both communities and comparing the homes currently available.
